Military families usually prefer to rent rather than purchase a home since troops usually don't live at one base for very long. Needless to say, it can be a great investment to buy some property around military bases. Whether you invest in a single or multi family housing units, you can have a steady income from all the military families coming and going.
One hot spot for multi-family units is the Fort Hood area in Texas. Food Hood is located in the city of Killeen, TX, which ranks fifth for less than the average real estate value. All though some of the largest cities in America, including Austin and Los Angeles, are seeing a major decline in the real estate market, Fort Hood is continuing to climb every year.
The United States government is sending a lot of troops to that area these days, which means there are always military families looking forward to finding a nice unit to rent there. That's right; they're interested in living in the same type of properties that you can invest in! While many do rent, some choose to buy there as well, especially if they have reason to believe that they'll be sent there often over the next few years. Some of the prices for new 4-Plex units have gone up $50,000 since they were built two years ago! The prices are expected to continue going up.
So why would troops choose to move their families off base? Because the government is going to start making them pay their own utilities on base. They will no longer receive free utility on base, so they're choosing to move off base to properties that YOU can invest in! Imagine having soldiers as your tenants. Soldiers are more likely than anyone to pay honestly and on time, and even if there are any problems, the military may intervene for you by garnishing the soldier's wages. Soldiers and their families are also highly unlikely to cause any problems, so you can trust them to take good care of your property more than any other tenants.
